Finishing


This home is in the "finishing" stage. We are completing the interior in several different steps: The oak trim is first laid down. We sand it, stain it and then we seal it. We don't give it a final coat though, until the house is totally done. Next we trim out the house and then the painters cover the oak because when they spray the walls (which was just done) they don't want to get paint on it.

It takes 3 or 4 days to prep the house and a matter of hours to paint it. They cover everything, spray all the doors and the trim and then cover all the trim and spray the walls. Then they take the tape off and take up all the red rosin paper. Next we put all the doorknobs on, hang the doors and the electrician comes in, puts all the cover plates on and hangs all the lighting fixtures. It will take about three days to do all the finish wiring. Then we do the counter tops, a last sanding on the floor, put the carpet in and the buyer moves in.

This was a custom home from "day one" and sold for over a half a million dollars. It is a single story home on a half-acre of property. It has one floor with about 3,400 square feet of living space and a lower level with egress windows. If the lower level were finished, the home would contain 6,800 square feet. It has daylight windows in the lower level and a court yard entry. The customer did not want a deck and he wanted the daylight windows underneath. Instead of steps, I made a ramp. We added several thousand dollars worth of boulders to shore up the sides of the long, sloping ramp that turned into something like a landing strip off the lanai.

Here you see my "trayed" or "panned down" ceiling (not flat). I always do something different with my ceilings.

In the kitchen, the buyer wanted a double oven and a new product in the ceiling called, "Sun tunnels". They let in diffused light rather than full light like a skylight. I like working with the customer to include unique fixtures or design elements that gives his home's interior its distinctive character.
